Regarding the (air-sealing and insulation retrofit) work performed by your company to our attics, it does appear there is a significant change in the comfort level in our unit. The temperature is more consistent and the comfort level is enhanced after the retrofit. The furnace does not run as much as in past winters....I have not crunched the numbers regarding utility bills, but it sure seems the cost has decreased.
(Regarding the exterior condition) as snow started accumulating on our roofs, I immediately noticed a change compared to pre-retrofit. As the depth of snow increased during the winter to an estimated 12" to 24", the roof held the snow well. During the winter far less degradation of snow occurred as in previous years. The snow has the constant appearance of fresh fallen snow, looking light and fluffy. I also noticed a drastic decrease in ice dams and icicles. We did have snow removal done a couple times to address deep snow areas. Our snow removal guy noticed a big improvement the first time he got on the roof. He was easily able to shovel off some deep snow areas without having to remove the amount of ice dams as in the past. There was far less dripping from horizontal drip edges above the areas of retrofit on to the lower roof surfaces that were not accessible to retrofit, i.e. porch roofs, etc., resulting in decreased ice dams on these drip edges. With winter coming to a close and rising temperatures, we are getting the rapid melt resulting in some icicle formation. I have easily removed most of these icicles from the ground using the association's roof rake tool.
In summation, I am pleased with the results and the professional work you and your employees did at Northstar.
