A true legacy home in concept and creation, no details were overlooked in this home’s design and construction. Situated in the prestigious neighborhood of Highlands Park in Breckenridge, and along the Jack Nicklaus designed Breckenridge Golf Course, with sweeping views of the Ten Mile Range. A custom, hand-cut timber frame accented by a Beetle-kill pine ceiling dominates the great room and master bedroom areas creating a “Hall of Timbers” for generations to enjoy. Stone tile adorns every bathroom and some of the common areas. Designed by TC3 Architects, this home features four bedrooms with en-suite baths, a wine room, gourmet kitchen, two living areas and a piano lounge. This home is Built Green Colorado and Energy Star qualified, designed and built expressly for our clients.

In both design and décor, this contemporary yet rustic luxury home suggests the mining era history of Breckenridge. The top level entry with slate floors, stone walls, and timber trellis starts your experience as you descend by timber and glass elevator or timber stairs into a truly comfortable environment where one can enjoy life fully.
The massive two-sided stone fireplace dominates the great room while filtered views of Baldy Mountain are enjoyed with a southeastern exposure. Three of five bedroom suites are recessed quietly around the great room. The warm earth tones of stone, timber, and wood combine with steel and glass to create a uniquely grand setting. The timber and glass climate-controlled wine room, large gourmet kitchen with stunning granite, dining room for sixteen, and clerestory timber frame leave a distinct impression of luxury living designed to accommodate the entire family.
Descending again by glass and timber elevator or stairs leads you to a comfortable recreation room where two of five bedroom suites are also situated. This second living area includes a theater with leather recliners, fully-equipped wet bar, billiards, cedar sauna, stone fireplace, and an outdoor sports mudroom adjacent to the patio with a hot tub, Fire on Demand fire pit, and trail access for a short walk to the Quicksilver Lift, The Burro Trail, and Main Street Breckenridge.
Such opulence defies the well-hidden and highly efficient nature of this home. The Energy Star qualification for 82 Victory Lane proves that it is 56% more efficient than one could expect from a comparably sized home. Beauty can be found in more than granite, wood, and fancy fixtures. From the 93% efficient condensing boilers, to the heat-recovery ventilation, to the advanced sealing package, to the high quality windows, and the future solar systems, this home recognizes plainly that energy is finite and sustainability is the future.

Our 2006 Summit County Parade of Homes Entry won an Award of Merit for Best Exterior Design and Elevation. Construction of this second custom home for the Burman family commenced July of 2005, with the completion occurring in August of 2006. This expansive timber frame home is situated on over five acres in the Ruby Ranch, a unique gated community in close proximity to Silverthorne. A seasonal stream with a waterfall improvement is part of the outdoor patio experience. The exterior facade is stone and limestone plaster, accented with timbers. Primarily one level for the convenience of the clients, this home has a finished living area of 4800 square feet, but feels much larger. The project represents Kodiak's most ambitious effort yet in terms of design, features, and finishes. We thank the Burman Family for their continued support and confidence in Kodiak, and for this fantastic opportunity. Please contact us for a private viewing of this Ruby Ranch masterpiece.

Our 2005 Summit County Parade of Homes entry won the award for Best Custom Home Value. We at Kodiak Enterprises are very proud of this distinction. Construction of this second custom home for the Palazzari family commenced September 1, 2004. This hillside residence steps gently upward from the street to the National Forest above, specifically the Eagle's Nest Wilderness Area. Leaning timber posts and vertical columns and pilasters are an appropriate metaphor to the forest beyond. With a living area of 3350 square feet, and a garage of 650 square feet, this large home is being constructed for a comparably smaller budget than typical for the neighborhood.
Well planned, this home features rough sawn Douglas Fir timber exterior accents, rough-sawn cedar siding, in-floor radiant heat, and cultured stone masonry. Fine finishes include porcelain tile, knotty alder doors and trim, cherry and knotty alder cabinetry, hickory wood floors, slate floors, oil-rubbed bronze fixtures and hardware, and granite slab countertops. Other upgrades include April Aire whole house humidification, computer networking, and a monitored security system.

Our 2004 Summit County Parade of Homes entry won the award for Innovative Technology, priamrily for the smart home technology included, and secondly for the structural ingenuity. We at Kodiak Enterprises are very proud of this distinction. In spite of a very steep homesite and many state-of-the-art systems, construction of this home was completed in a little more than seven months. With a living area of 3975 square feet, and a garage & woodworking shop of 775 square feet, this large home included the best of mountain elegance, technology, and convenience. The quick schedule and fine finishes are largely due to the impeccable taste of our tireless clients; many thanks to you, Phil and Maggie.
In addition to providing complete preconstruction services to the project, Kodiak also provided a unique solution to the steep lot during the design phase. The garage was constructed on a steel-post-and beam structure, providing space for a large recreation/theatre room beneath it.
Standard features include in-floor radiant heat, rough-sawn cedar siding and decks, and authentic stone masonry. Fine finishes include porcelain tile, glass block masonry, knotty Alder doors and trim, knotty Alder cabinetry, Cherry stair work, African Rosewood floors, oil-rubbed bronze fixtures and hardware, and granite slab countertops. Other upgrades include a Honeywell Perfect Window fresh air ventilation system, Aprilaire whole house humidification, Steamist steam shower, a Russound CAV whole house audio / video system, home theater, computer networking for each room, and a monitored burglary and fire alarm system.

Construction of this very unique project began in June of 1998 and took a little over a year to complete, with vast changes and upgrades. This custom duplex is unconventional in most ways. The absence of a party wall is a nice feature. Cantilevered decks and living spaces presented interesting challenges. Materials and methods include block masonry basements, stone masonry veneer, exposed structural steel, corrugated metal siding, standing seam metal roofing, tilt/turn windows, wood floors, and radiant in-floor heating. The Architecture is modern with a mining theme, inspired by a nearby mining town long deserted (Masontown).

This project, completed with great pride, was the first produced by Kodiak Enterprises Inc. acting alone. From conception to completion, this magnificent log home project is the product of fifteen months of work. Kodiak, working closely with the client, assisted with the choice of a site, adapted a design to the lot, simplified elements of the design to bring the estimate within the client's budget, and built this fine log home with personal attention to detail and daily on-site supervision and participation. All subcontracts and material purchases were carefully bid for the highest value. Final appraisal far exceeded the Owner's investment and the Burmans were extremely satisfied.
